Seller's Consultation

In addition to getting to know you and your home, we ask a series of questions to make sure we understand your preferences and goals. Why are you selling your home? When and where are you planning to move? Do you have a firm deadline or are you more flexible? Are you willing and able to make any improvements that would maximize your return on investment? This conversation will be the first of many as we build a working relationship.

Determining Your Property's Value

Based on data about similar homes in your neighborhood as well as the condition and features of your property, we come up with a detailed Comparative Market Analysis (CMA). We help you understand the value of your home and what it would be expected to sell for under current market conditions.   

Preparing to List

Before listing your home, we make recommendations about improvements or repairs you may wish to make to increase your return on investment. These can include painting rooms, making cosmetic updates to the kitchen or bathrooms, or increasing curb appeal with plants or landscaping. We also can make suggestions for staging your home, such as rearranging furniture, adding new accents, or changing out photos and artwork. Our goal is to help you attract buyers who will appreciate your home as much as you do and can envision it as their own.

Marketing Your Property

When we market your home, we’re backed by the power and resources of the marketing team at Elfant Wissahickon REALTORS®. We make sure your home is listed on all relevant websites where buyers and real estate agents are searching, including the Multiple Listing Service, Zillow, Trulia, the Elfant Wissahickon website, and our own website. We also can feature the property through our own social media. We develop a description for your review and arrange to have the property professionally photographed for the listings, a video tour, and full-color handout highlighting its features.

We keep in close contact to schedule open houses and visits from potential buyers at times that work for you. We aim to minimize the disruption in your schedule while also getting as many people as possible in to see your home.

Receiving an Offer

Once you receive an offer, we help you understand its pros and cons, including any contingencies the buyer has requested and potential red flags. We negotiate the best possible price and terms for you as seller, and we make sure the buyer has the ability to close on time. We also communicate on your behalf if the buyer has additional requests or concerns after home inspection. We advocate for you until you feel comfortable accepting an offer, and we keep the buyer and their agent on track.

Transaction Management

Our team works with the buyer’s broker, their title company, and loan officer to manage all the details of the transaction. We give you a detailed flowchart of the process and guide you through it step-by-step. We can offer advice about your upcoming move and connect you with helpful resources in the area.
